Have a market analysis done by a reputatble realtor. These are free in most cases and are very helpful when pricing your home.
Be realistic about the time it takes to sell a home. The markets of the late 90's are gone. Most homes do not sell in a day or two anymore. Ask a realtor or google homes in your area.
Clean, Clean, Clean. De-clutter, De-clutter then clean again. This is the most important item tto focus on when selling your home. Make sure all family members are on board with keeping the home organized and spotless.
If your carpet is in bad shape. REPLACE IT. Replacing dingy carpet will give you an immediate return on your $$$ . It will also give your home a new look and a feeling of being well maintained.
